Plant and Equipment Valuations in Sydney
Monita's plant and equipment valuations are prepared from our Sydney office at 1/261 George Street, for businesses, accountants, lenders, insurers and insolvency practitioners in Sydney and NSW. Valuations are prepared through Nirav Shah, a Certified Practising Valuer (Plant & Machinery) who is also a Certified Practising Valuer (Property) and Chartered Valuation Surveyor (MRICS), so plant, buildings and land can be valued on a consistent basis.
A site inspection is normally part of the work. Send us a list of the assets and the purpose of the valuation, and we will confirm the approach and timeline at the free consultation. Group heritage since 1954.
Plant and Machinery Valuations: What We Value
Plant and machinery, also called plant and equipment, covers the machines, equipment, vehicles and fixed installations a business uses to operate, from a single machine to a full production line. We value the assets individually and report the result in an asset-by-asset schedule with a summary, so auditors, insurers, lenders and liquidators can use it.
Which Value Do You Need?
The value depends on the purpose, so the basis is agreed before work starts:
- Fair value or market value: what the asset would sell for between a willing buyer and seller, often for financial reporting or finance
- Replacement cost: what it would cost to replace the asset with an equivalent one, mainly for insurance
- Orderly liquidation or forced sale value: what the asset is likely to realise in a managed sale or under time pressure, used in insolvency and recovery
What Affects the Value of Plant and Equipment
Age, condition, hours or kilometres used, maintenance history, make and model, how easy it is to move and re-sell, whether it is part of a working line, and current market demand all affect the value. Plant fixed to a building is also affected by whether it is valued in place for continued use or removed for sale.
The report records what was relied on so the result can be explained to a third party.
Valuation, Asset Register or Depreciation Schedule?
These are different documents. A valuation estimates the value of an asset on a stated basis. An asset register lists what you own. A depreciation or tax schedule is a tax document. We are valuers, not tax advisers, so please ask your accountant which document they need.
We can review your existing register or help build one from your records as part of the valuation.
What to Give the Valuer
A good brief saves time and makes the inspection more efficient. Useful items include:
- Your fixed asset register, or a list with make, model, serial number and year
- Purchase invoices, maintenance records, hours or kilometres and any previous valuation
- The purpose of the valuation and who will receive the report
- The site addresses and the best times for access
Plant & Equipment Valuation FAQs
What is a plant and equipment valuation?
An assessment of the value of machinery, equipment and other plant assets, prepared for a defined purpose such as insurance, finance, financial reporting or insolvency. The value basis, for example market value, orderly liquidation value or replacement cost, is chosen to suit the purpose.
Do you value plant and equipment in Sydney?
Yes. Monita's plant and equipment valuers are based in Sydney and value plant and equipment across Sydney and NSW. A site inspection is normally part of the work, and we confirm at the free consultation how it will be arranged for your location.
Which assets and industries do you value?
Machinery and equipment from single machines to whole plants, including manufacturing, food processing, construction, earthmoving, transport, printing, packaging and mining and processing plants, among others. Tell us what you have and we will confirm the approach.
What is the difference between plant and machinery and plant and equipment?
In practice the two phrases are used for the same thing: the machines, equipment and fixed installations used to run a business. We value both under the same service, whichever term your auditor, lender or insurer uses. Tell us the purpose and we will agree the basis of value.
How is plant and equipment valued?
We use the approach that suits the asset and the purpose, which can include market evidence of comparable sales, the cost to replace the asset allowing for age and condition, and in some cases income. The report states the approach, basis and assumptions so a third party can follow the reasoning.
Is a plant and equipment valuation the same as a depreciation schedule?
No. A valuation estimates the value of the asset on a stated basis, such as market value or replacement cost. A depreciation or tax schedule is a different document. We are valuers, not tax advisers, so ask your accountant which document they need.
Do you inspect the plant?
Normally yes. A site inspection lets us assess condition, age and utilisation, and check serial numbers against your register. Whether an inspection is needed for a particular assignment is confirmed at the free consultation, along with how it will be arranged.
Do you value heavy equipment and vehicles?
Yes. This includes earthmoving, construction and transport equipment, as well as machinery on production lines and fixed installations. Age, hours or kilometres, condition, maintenance history and resale demand are all considered. Send us the asset list and we will confirm whether an inspection is required.
What qualifications should a plant and equipment valuer hold?
Look for a recognised valuer credential in plant and machinery, plus experience with your type of asset. Monita's plant valuations are prepared through a Certified Practising Valuer (Plant & Machinery). You can ask any valuer for credentials and how the report will be signed.
What valuation standards do you follow?
Our plant and equipment valuations are prepared in line with International Valuation Standards (IVS), with AASB 13 / IFRS 13 applied where the valuation is for financial reporting. We state the basis of value and assumptions in each report.
Is the report suitable for my auditor, lender or insurer?
The report states the purpose, basis of value, date, assets and assumptions, which these users generally look for. Each has its own requirements, so tell us who will rely on the report when you enquire, and ask them what they need.
What is orderly liquidation value?
It is the amount an asset would likely realise in a managed sale over a reasonable period, as opposed to a forced sale under time pressure or an open market sale. Liquidators, administrators and lenders commonly ask for it. We agree the basis with you before work starts.
What should I give the valuer before the inspection?
Your fixed asset register, or a list of assets with make, model, serial numbers and year. Purchase invoices, maintenance records, hours or kilometres and any previous valuation are also useful. If you have no register, we can discuss how to build one.
