SMSF Property Valuations in Sydney

Monita values residential, commercial and business real property held in self managed super funds in Sydney. Our office is at 1/261 George Street, Sydney NSW 2000, and each report is prepared under Nirav Shah, Chartered Valuation Surveyor (MRICS), Certified Practising Valuer (Property) and Certified Practising Valuer (Plant & Machinery). Group heritage since 1954.

Sydney values can move between valuation dates, so each report states the date it applies to and the comparable sales evidence relied on at that date. Property work is generally delivered in 5 to 10 business days. Call us on 02 8626 1818 with the address and the date you need.

02

Why SMSFs Value Assets Each Year

SMSF trustees must report fund assets at market value in the annual accounts, and the value needs to be objective and supportable. For real property, a report from an independent valuer is a common way to provide that evidence, and it also supports transactions such as in-specie contributions. The trustee is responsible for the value adopted. Your accountant or auditor can confirm what your fund requires.

03

When an SMSF Needs a Property Valuation

A fund commonly orders a property valuation when:

  • The annual accounts are prepared and the property must be shown at market value
  • A property is bought, sold or transferred into the fund, including in-specie contributions
  • The fund's auditor asks for stronger evidence of value
  • The fund borrows to buy property, or related party arrangements need to be supported
  • A member starts a pension or retires, or the fund is wound up and assets are paid out
04

What Your Auditor Is Likely to Look For

Auditors look for evidence that the reported market value is reasonable and dated close to the reporting date. A report that identifies the property and the valuation date, states the basis and assumptions, and sets out the comparable sales is easier to rely on than a short opinion. An agent's appraisal that does not list the sales behind it is generally weaker evidence.

Your auditor decides what is sufficient for your fund, so check early and tell us who will receive the report.

05

Leases, Related Parties and Special Property

If a fund property is leased to a member or related party, the valuer considers whether the rent and lease terms reflect the market. Send us the lease and tell us who the tenant is. For business real property, the lease, the use and the income are part of the analysis.

Whether an arrangement complies with super rules is a question for your accountant, adviser or solicitor. We value the property and do not advise on compliance.

06

How an SMSF Valuation Works

The process is straightforward:

  • You give us the address, valuation date, title details, any lease and earlier valuations
  • We confirm the scope, including whether an inspection is needed, and agree the timeline
  • The valuer assesses the property and the Sydney market evidence at the date
  • You receive a written report, and with your permission we can discuss it with your accountant or auditor

FAQ

SMSF Property Valuation FAQs

Do SMSFs need an independent valuation every year?

SMSF assets must be reported at market value each year for the annual accounts. An independent valuer's report is a common way to evidence the value of property, and some situations call for one. How often your fund needs one is for the trustee and auditor to settle, so ask your accountant or auditor.

Does my SMSF property valuation have to be as at 30 June?

Trustees report assets at market value in the annual accounts, so a valuation at or close to 30 June is common. A different date can sometimes be used if the trustee and auditor are satisfied it is supportable. Tell us the date you need and confirm with your accountant or auditor.

Is a real estate agent's appraisal enough for my SMSF auditor?

It depends on your auditor and the property. An agent's opinion that does not set out the comparable sales behind it is generally weaker evidence than a valuer's report. Where the property is a large part of the fund, or is complex, an independent valuer's report is often preferred. Ask your auditor first.

Can trustees value the property themselves?

In some years other objective evidence may be used, but it must be supportable and your auditor decides whether it is sufficient. Many trustees choose an independent valuer for greater certainty, particularly after major changes, for related party leases or for transactions.

Is a council rates or land value notice the same as market value?

No. A rates or land value notice relates to rating or land tax, usually covers the land only and is set at a particular date. It does not state the market value of the land and buildings together, so it is generally not a substitute for a market valuation of SMSF property.

How is a property valued when it is transferred into my SMSF?

A property transferred into a fund, for example as an in-specie contribution, is generally valued at market value at the transfer date. A valuation report records that value and the evidence behind it. Your accountant, adviser or solicitor can confirm what documents the fund and the transaction require.

Do related party leases affect an SMSF property valuation?

They can. If a fund property is leased to a member or related party, the valuer considers whether the rent and lease terms reflect market rent. Please give us the lease and tell us who the tenant is. Your accountant or auditor can advise on the compliance side.

Can you value several properties held by the same fund?

Yes. We can value more than one property for the same fund and align the valuation date so the annual accounts are consistent. Send us the list of addresses and the date required and we will confirm the scope and timeline at the start.

Can you provide an SMSF valuation for an earlier financial year?

In many cases, yes. A retrospective valuation estimates market value at a past date using the market evidence and property condition at that time. How far back we can go depends on the records and sales evidence available, so tell us the date and we will confirm what is achievable.

What should the trustee keep for the audit?

Keep the valuation report, the instructions given to the valuer, the valuation date, any lease and the property details used. Auditors look for evidence that the reported value is objective and supportable. Your auditor decides what is sufficient for your fund, so it is worth asking before ordering.

Can an SMSF use a desktop valuation instead of an inspection?

Sometimes. A desktop valuation uses records and market evidence without a site visit and may suit some straightforward properties, while an inspected valuation suits complex or changed properties. Your auditor decides what evidence is sufficient, so confirm with them first. We confirm the approach at the start.

Can my accountant or auditor contact you?

Yes. With your permission we are happy to discuss the report with your accountant or auditor. The report is prepared for the stated purpose and requirements differ between funds and auditors, so tell us who will receive it when you enquire.
