How much does a property valuation cost?
The fee depends on the type of property, the purpose of the report and how much analysis is involved. Every initial consultation and quote is free, and you receive a firm fee estimate before any work begins.
How long does a property valuation take?
Most property valuations are delivered within 5–10 business days. Urgent matters can be expedited, and we commit to a timeline up front.
Do you value property in Sydney?
Yes. Monita is based at 1/261 George Street, Sydney, and values residential and commercial property in Sydney. We confirm at the free consultation how the inspection will be arranged for your property.
Do you value both commercial and residential property?
Yes. We value residential, commercial, industrial, retail, rural and development property, including specialised assets such as healthcare, hospitality and childcare properties.
What is the difference between a valuation and a real estate appraisal?
A valuer is independent of the sale, shows the market evidence and signs a formal report. An agent appraisal is an opinion of what a property may sell for and is usually not suitable for tax or legal use.
Will a bank, the ATO or a court accept the report?
We prepare the report for the stated purpose, to International Valuation Standards and API guidance. Requirements differ, so tell us the purpose and who will receive it and we will confirm before we start.
Do I need to be at the inspection?
Not always. For many properties we only need access. We agree this at the free consultation.
Can you value a property for a past date?
Yes. We prepare retrospective valuations, including for capital gains tax and estates. The valuer uses sales evidence from around that date and values the property as it was then.
Is a strata apartment valued differently from a house?
The method is the same: recent sales of similar property are compared. For an apartment the valuer also considers the strata title, the building and the features of the lot. Give us the lot and plan details at the start.
What valuation date should I use?
It depends on the purpose. For tax or an estate it is usually a specific past date. For finance, a sale or insurance it is usually a current date. Tell us the purpose and we will confirm the date.
Who prepares the valuation?
Property valuations are prepared by Certified Practising Valuers and overseen by Nirav Shah, a Chartered Valuation Surveyor (MRICS) and Certified Practising Valuer. Reports follow International Valuation Standards, Australian Property Institute standards and RICS Red Book requirements.
What do I need to provide?
Usually the property address, the purpose of the valuation, the date you need the value for and any relevant documents such as the contract of sale, leases, plans or earlier valuations. We confirm exactly what is needed at the free consultation.
