Due Diligence Asset Valuations in Sydney
Monita provides due diligence asset valuations in Sydney for buyers, vendors and corporate advisers. We test whether the property, plant and business assets support the price, before the deal is signed.
Property and plant are valued by Certified Practising Valuers in the one engagement, so you receive a single, consistent view of the asset base. Our office is at 1/261 George Street, Sydney.
Deals involve time pressure and confidential information, so we keep the process simple: a clear scope, a named valuer, and a report written for the people who will rely on it.
Typical Transactions
Due diligence valuations are commonly used in:
- Acquisition of a business or its assets
- Mergers and restructures
- Investment in an asset-heavy business
- Sale preparation and vendor due diligence
- Lending against a target's assets
What the Valuation Tells a Buyer
A due diligence valuation tests whether the assets support the price. It shows the value of property, plant and other assets, flags assets that are overstated or poorly documented, and helps decide the price, the structure of the deal and any adjustments.
It can also show whether the book values in the target's accounts are a fair guide. Written down values in a depreciation schedule often differ from market value, so they should not be relied on alone.
Where the target owns or leases property, the real estate position often drives a large part of the price, so it is worth valuing early.
What We Check
Asset due diligence goes beyond a single figure. Depending on the scope, we look at:
- Existence and condition of the assets, by inspection
- Whether the asset register matches what is on site
- Market value and, if required, forced or orderly sale value
- Specialised or hard-to-sell assets that carry more risk
- Property held by the target and any leased premises
- Gaps in documentation, such as missing ownership evidence
Buyer-Side and Vendor-Side Work
Buyers commission a valuation to test the price. Vendors commission one to prepare for sale and to answer questions before they are asked. We act for either side and confirm who the report is for at the start, because the report is prepared for that stated purpose.
Most reports are used by the buyer, its lender and its advisers. Tell us who will read the report. Requirements differ, and we do not assume that any party will accept it.
How the Work Fits the Deal Timetable
We agree the assets, the valuation date and the reporting format at the start. The timeline is agreed with you at the outset, and property work is generally delivered in 5 to 10 business days. Where a deal is moving quickly, we discuss what can be delivered and when at the free consultation.
After the deal closes, a purchase price allocation is a separate valuation with its own purpose. We can prepare it if you need it.
For a quick view of the likely scope, send us the asset list and the transaction timetable, and we will tell you what a sensible valuation would include.

Due Diligence Valuation FAQs
What is a due diligence valuation?
It is an independent valuation of a target's assets before a transaction. It tests whether the assets support the price and flags risks, such as overstated values or missing documents, so the buyer can negotiate the price, the structure or the conditions with better information.
What assets are covered in a due diligence valuation?
Property, plant and equipment, real property portfolios, business goodwill and specialised assets of the target. The scope is agreed at the start, so you can limit the work to the assets that matter most to the price.
Do you act for the buyer or the seller?
We act for either. Buyers commission valuations to test the price, and vendors commission them to prepare for sale. We confirm the scope and who will receive the report at the start, because a report is prepared for its stated purpose.
When should we get an asset valuation in an acquisition?
Early in due diligence, before the price is fixed, so the findings can still influence the price and terms. Leaving it to the last days leaves little room to negotiate. Tell us the deal timetable and we will confirm what is achievable.
Can you value plant and equipment and property together?
Yes. A Certified Practising Valuer (Property) and a Certified Practising Valuer (Plant & Machinery) cover both in one engagement, and we report each class separately. That gives you one coordinated view of the target's asset base.
Why not rely on the target's depreciated book values?
Book values follow depreciation rules, not the market, so they can differ widely from what an asset is worth. Assets may also be pooled in the accounts. A valuation tests the book figure against market evidence and shows where the gaps are.
Can you value intangible assets and goodwill in due diligence?
Business goodwill and business assets can be included in scope. Where the question is the value of the whole business or its shares, we can value that as well. Tell us what you need to decide and we will recommend the scope.
Can the valuation be used after the deal for accounting?
It can inform the later purchase price allocation, but that is a separate valuation with its own purpose and date. Your auditor decides what is needed for the accounts. Monita also prepares purchase price allocation valuations if you need one.
Do you provide vendor due diligence valuations?
Yes. A vendor can commission a valuation before going to market, so buyers see supported asset values and the vendor knows where questions are likely. We confirm the intended readers at the start, as the report is written for that purpose.
Can you also value for lending against the target's assets?
Yes. Lenders sometimes need asset values to support finance for an acquisition. Requirements differ between lenders, so tell us who will receive the report and what basis of value they ask for, and we will confirm what we can provide.
How long does a due diligence valuation take?
The timeline is agreed at the start and depends on the number, type and location of assets. Property work is generally delivered in 5 to 10 business days. If the deal is tight, tell us the dates at the first call and we will say what is possible.
What do you need from us to start?
A list of the assets in scope, the asset register if there is one, the valuation date, details of the transaction, and any access arrangements for site inspections. Confidentiality terms can be agreed at the start, before sensitive information is shared.
