Retrospective Property Valuations in Sydney

Monita values Sydney property as at a date in the past for accountants, solicitors, executors, trustees and owners. The valuer fixes the valuation date, then uses the Sydney sales evidence that existed at that date and the property's condition and improvements at that time.

Our office is at 1/261 George Street, Sydney NSW 2000. Reports are prepared under Nirav Shah, Chartered Valuation Surveyor (MRICS), Certified Practising Valuer (Property) and Certified Practising Valuer (Plant & Machinery). Group heritage since 1954. Call 02 8626 1818 with the address, the date and the purpose.

02

How a Past Date Valuation Is Prepared

The valuer identifies the sales and other market evidence that existed at the valuation date, not today's. The property as it was then is established from records such as photographs, plans, contracts and renovation invoices, and from an inspection where one is needed.

The report states the date, the evidence, the assumptions and the reasoning, so your accountant, solicitor or other recipient can see how the figure was reached. It is an evidence-based opinion of value, not a guaranteed figure.

03

Desktop vs Inspected Valuations

Some retrospective valuations can be completed as desktop assessments using records, photographs and market evidence. Others need an inspection by a Sydney valuer, particularly where the condition or improvements at the past date have to be understood, or where the property has changed a lot since. We confirm which approach suits your purpose at the start, so you know what to expect before work begins.

Situations That Call for a Past Value

A retrospective, historical or backdated valuation is commonly needed for:

  • Deceased estates, where the value at the date of death is needed
  • Gifts and transfers between family members, trusts or companies
  • Family law and separation matters that need a value at an earlier date
  • SMSF accounts for a financial year that has already ended
  • Insurance or compensation claims that turn on value before an event
  • Capital gains tax, which has its own Sydney page
05

What to Gather Before You Call

The more you can tell us about the property at the date, the stronger the report. Useful items include:

  • The address and the exact valuation date, agreed with your accountant or solicitor
  • Contracts of sale, earlier valuations and council or strata records
  • Photographs, floor plans and descriptions of the property at the time
  • Invoices or approvals for renovations, extensions or repairs
  • Lease details, if the property was tenanted at the date
06

Dates, Limits and Who Decides

We are valuers, not tax advisers or lawyers. Which date applies and how the value is used is a decision for your accountant, solicitor or the receiving body, and requirements differ between uses.

How far back we can go depends on the sales evidence and records for that period. Tell us who will receive the report. We agree the timeline at the start, and property work is generally delivered in 5 to 10 business days.

FAQ

Retrospective Valuation FAQs

What is a retrospective property valuation?

A valuation that estimates what a property was worth at a specific date in the past, using the market evidence and the condition of the property at that time. It is also called a historical or backdated valuation, and it is used for estates, gifts, legal matters, SMSF accounts and tax.

How far back can you value a property?

It depends on the market evidence and records available for the date. Older dates usually mean fewer records, so a valuer may rely more on sales evidence than on documents. Tell us the date and the purpose and we will confirm what is achievable, and which records would strengthen the report.

What if I am not sure which valuation date I need?

Ask your accountant or solicitor first, because the date depends on the purpose. Common dates include the date of death, the date of a gift or transfer, or the date of separation. If it is still unclear, call us and we can discuss what information you hold.

What if the property has changed since the valuation date?

The valuer values the property as it was at the past date, not as it is today. Renovations, extensions or damage since then are set aside, and the earlier condition is established from records, photographs, plans and, where needed, an inspection. Keep any old documents showing what was there.

Can you value several properties or several dates in one engagement?

In many cases, yes. List each address and each valuation date when you enquire and we will confirm the scope. A separate date generally means a separate assessment of the market evidence at that date, so it helps to settle the dates with your accountant first.

How accurate is a backdated valuation?

It is an evidence-based opinion of market value at the date, not a guaranteed figure. Reliability depends on the sales evidence and property records available for that period. The report sets out the evidence and assumptions so a reader can see how the figure was reached.

What is the difference between a desktop and an inspected retrospective valuation?

A desktop valuation uses records, photographs and market evidence without visiting the property. An inspected valuation includes a site visit, which helps when the condition or improvements at the past date have to be understood. We confirm which suits your purpose.

Do I need a retrospective valuation for inherited property?

Often it is useful. The value at the date of death is commonly needed for estate administration and may matter for later tax. Your executor, solicitor or accountant can confirm which date and basis the estate requires, and we prepare the valuation as at the date you give us.

Can a retrospective valuation be used in a family law matter?

It can be prepared where a past value is needed in a family law or other legal matter. Tell us the purpose and who the report is for. Your solicitor can advise on any requirements for the proceedings, including whether a single jointly instructed valuer is preferred.

Can you review an earlier valuation?

If you hold an earlier valuation, we can read it and tell you what it covers, such as its date, basis and evidence. Whether it suits your current purpose is a decision for your accountant or solicitor. Send it with your enquiry so we can confirm what is needed and whether a new report is the better option.

Is a retrospective valuation accepted by the tax office or a court?

We cannot promise acceptance by any organisation. The report is prepared for the stated purpose and the date given, and requirements differ between recipients. Tell us who will receive it, and confirm with your accountant or solicitor what evidence they need.

How much does a retrospective valuation cost?

The fee depends on how far back the date is, the property type, the evidence available and whether an inspection is needed. The initial consultation and quote are free, and you receive a firm fee estimate before work begins.
