Insolvency and Liquidation Valuations in Sydney

Monita provides independent asset valuations in Sydney for liquidators, administrators, receivers, trustees in bankruptcy, lenders and their legal advisers. We value plant, stock, property and business assets so the practitioner can plan how and when to sell.

Our office is at 1/261 George Street, Sydney. We value the assets. Decisions about the insolvency process itself are for the practitioner and your solicitor.

Typical matters include a manufacturer or distributor in liquidation, a business under administration where the practitioner needs to decide between sale and closure, and a receiver realising secured assets.

02

Orderly vs Forced Liquidation Value

Orderly liquidation value assumes a reasonable period to market and sell the assets in an orderly way. Forced liquidation value assumes a rapid sale, such as an auction at short notice, and is usually lower. Market value in-situ assumes the assets are sold as part of a continuing operation.

Practitioners often need more than one basis, so each report states the basis, the assumptions and the selling period it relies on.

The same asset can have very different values on these bases. A forklift installed in a working factory is not worth the same at a short-notice auction, which is why the basis and the selling period must be clear before any figure is used.

03

Who Asks for an Insolvency Valuation

Liquidators, administrators, receivers and trustees in bankruptcy ask for valuations to understand what the assets could realise. Lenders, secured and unsecured creditors, directors and legal advisers also use them to assess recovery and to support decisions on how and when to sell.

A company can enter liquidation, voluntary administration or receivership, and an individual can become bankrupt. Which process applies is a legal question for the practitioner and your solicitor.

We do not take sides. The report is independent and prepared for the party who instructs us, on the basis they specify.

04

Assets We Value

One engagement can cover every class of asset the business owns, reported separately so sales can be planned.

  • Plant, machinery and equipment
  • Trading stock and inventory
  • Real property: residential, commercial, industrial, retail, rural and development sites in Sydney
  • Vehicles and fit-out
  • Goodwill and other business assets
05

How an Urgent Valuation Is Handled

We confirm the scope, the basis of value (orderly or forced) and the timeline at the start. Plant, stock and property can be valued in one engagement and reported separately. Property work is generally delivered in 5 to 10 business days. For other assets, and for urgent matters, the timeline is agreed at the start, and we discuss what is possible at the free consultation.

To begin, send the asset list, site addresses, the date of appointment, and any security interests you know of.

06

Valuation and Sale Together

Monita also manages asset disposal and machinery auctions, so valuation and sale can be handled together if the practitioner wants. Specialised plant can be hard to sell, so a clear basis of value and a realistic selling period help set expectations early.

FAQ

Insolvency Valuation FAQs

What does asset valuation for insolvency cover?

It covers the assets an insolvent business owns: plant and equipment, trading stock, real property and business assets. An insolvency property valuation is prepared on an orderly or forced liquidation basis, as the practitioner needs, and reported with the other asset classes so sales can be planned.

What is the difference between orderly and forced liquidation value?

Orderly liquidation value assumes a reasonable period to market and sell the assets. Forced liquidation value assumes a rapid sale, such as an auction at short notice, and is usually lower. The report states the selling period and assumptions behind each figure.

Who can instruct an insolvency valuation?

Liquidators, administrators, receivers and trustees in bankruptcy are the usual instructing parties. Lenders, creditors, directors and their solicitors also commission valuations. We confirm who the report is for at the start, because it is prepared for that stated purpose.

Can you value plant, stock and property together?

Yes. We value plant and equipment, trading stock, real property and business assets, and report each class separately. Specialist valuers handle property and plant in the one engagement, so the practitioner receives a coordinated set of figures.

How fast can an insolvency valuation be done?

It depends on the number and location of assets. Property work is generally delivered in 5 to 10 business days. For other assets and urgent matters, we confirm the timeline before work starts and discuss options at the free consultation.

What is market value in-situ?

It is the value of assets sold as part of a continuing operation, still installed and working. It is usually higher than forced liquidation value, which assumes a rapid sale and removal. The practitioner chooses the basis that suits the sale plan.

What information do you need to start?

The asset list or register, site addresses, the date of appointment, access arrangements, and details of any security holders you know of. We confirm the scope and basis of value at the start. If the register is incomplete, we can help build the list on site.

Do you inspect the assets in person?

Usually yes, because condition, location and removal costs affect value. In some matters a desktop review is enough. We agree the approach and its limits with the practitioner at the start and state them in the report.

Can you also help sell the assets?

Yes. Monita also manages asset disposal and machinery auctions, so valuation and sale can be handled together if the practitioner wants. The two services are scoped separately so the valuation remains independent. The scope and limits of the work are confirmed in writing at the start.

Can a valuation be used in court proceedings?

A valuation can support the practitioner's reporting and decisions. If a matter may go to court, tell your solicitor and us at the start, because expert evidence has its own requirements. Whether a report is suitable is a legal question for your solicitor.

Do you value goodwill and business assets in insolvency?

Yes, where they are in scope. Goodwill in a failing business is often limited, and we say so in the report. We can also value intellectual property and other business assets if the practitioner needs a view on what could be sold.

Do you give legal or insolvency advice?

No. We are valuers. We provide independent asset values on the basis you instruct and set out our assumptions clearly. Questions about the insolvency process, creditor rights or director duties should go to the practitioner, your solicitor or your accountant.
